Buying a home, condo, duplex or townhouse? Yes! Of course, that’s why you’re here! Perhaps you searched home inspections, google it, or a reference from your friend and/or realtor. Fantastic!!! Great first step!
Clearly you need to have a comprehensive home inspection, need to know all the ins and out of the home. You want to know your home purchase is smart and not a money pit. Most people think the same however, most make this common mistake. They neglect to add-on additional inspections!!!
The home inspection will reveal all that it should, give you and of course your realtor, clear, concise information with details, and tons of pictures! After reviewing the report, you decide to move closer to closing, or walk-away from the home based on discoveries from your inspector!
Happens a lot of the time! Let’s assume your move forward, and await closing. Without the additional inspections, you’re make a huge financial mistake!
Add-on inspections should include some, or all of the following.
1) Wind Mitigation Inspection. 2) Four-point Inspection. 3) Termite Inspection.
These additional inspections cost peanuts! Adding them later cost more! Getting these other inspections performed at the same time, reduces the cost as your home inspector is already there. No need to revisit. We will collect additional photos and information to produce the other reports. Choosing the other reports will be based on age of home-year it was built. Also, if home home is constructed from wood frame, block or combination of both. These other reports would be the only ones you would send to your chosen insurance carrier. Do not send them the home inspection report!!! I’ll explain that later!
Net result would likely result in reduce insurance premiums!!! Lowing your premium for insurance across the board. In my 20 year experience inspecting homes, I’ve seen savings ranging from a few hundred to a few thousands!
